STUDENT ACCOMMODATION IN BENIN REPUBLIC

Finding a place to live is the first real test for a student arriving in Cotonou. Pick the wrong area and you lose two hours a day in traffic. Pay the wrong way and you lose your deposit. Most students only learn how housing works here after they have made a mistake.

This guide explains your options, which area fits which campus, what the law says about deposits, and what to check before you pay anything. Hostel. Some universities have hostels, others don't, and living in a hostel is usually not compulsory. A hostel room is shared, often between two and six students, with a shared kitchen. You save on transport and set-up costs. You live with roommates and hostel rules. Ask the school directly whether it has a hostel and what it includes.

Apartment. Most students rent a room or a small apartment close to school, alone or with a roommate. An unfurnished place usually means buying your own mattress, fan, table and chair. A furnished place costs more but you move in with a bed, a fridge and sometimes air conditioning. Sharing with a roommate is the simplest way to split the rent and the bills.

Rents change by area and by year, so we don't print prices here. Ask two or three agents or landlords in the same area before you decide, and compare like with like: furnished or not, prepaid meter or not, tiled or not.

Benin has a law on residential leases: Law No. 2018-12 of 2 July 2018. The points every student should know:

• The deposit (caution) is capped at three months' rent. The law sets the guarantee deposit at three months of rent, paid when you get the keys, and it must be refunded at the end of the lease. The landlord cannot ask for more deposit during the lease.

• Rent is paid monthly, on the date you agree, and the landlord gives you a receipt.

• Before the first payment, the landlord must give you a dated, signed statement of what makes up the rent.

• Rent increases are limited. A rent-review clause cannot raise the rent by more than 2% of the initial yearly rent.

In July 2026 the government spokesman repeated the three-month limit on the deposit and said that landlords who ask for more expose themselves to prosecution. In practice, some landlords and agents still ask for several months of rent in advance, an agent's fee, and separate deposits for paint, water or electricity. Ask what each payment is for, get a receipt for every franc, and know the three-month rule before you negotiate.

Choose the area by where you study, not by what a friend recommends. The list below follows the Ceety Boy map of schools by neighbourhood.

• Akpakpa (east of the channel): a cluster of private universities in Tokplégbé, Finagnon and Tanto, including African University of Benin (AUB), ESSF, ESTAM, i-FATOSS, ISCG, IUG and Lead Africa University. Hill City University and UADC are in the Jak area. If you study here, live in Akpakpa and avoid crossing the bridges twice a day.

• Gbégamey, Jéricho and the centre: UCAO, ISM Adonai and the INMES health institute are in Gbégamey; ESGIS, HECM and ESAE are around Aidjèdo, near the Pont Martin Luther King and Saint-Michel. Central, busy, close to markets.

• Fidjrossè and the airport side: quieter, near the beach, with schools such as ISMA Bénin. Good if you study in the west of the city.

Living in Calavi but studying in Cotonou, or the other way round? Since 21 September 2026 the government's university buses for the four public universities, including UAC, run in Abomey-Calavi and Cotonou at 200 FCFA a trip, with tickets bought on univservices.bj or by USSD at *611#. Check the lines and stops on univservices.bj before you sign for a room far from your campus.

1. Visit in person, or send someone you trust. Never pay for a room you have only seen in photos.

2. Time the trip to campus at the hour you will actually travel.

3. Check the meters. Is there a separate electricity and water meter for your unit? Prepaid or monthly bill?

4. Turn on the taps and switches. Water pressure, sockets, the fan, the toilet.

5. Ask about the rainy season. Does the street or the compound flood?

6. Ask about security. Gate, guard, who else has keys.

7. Get it in writing. The rent, the deposit, what each extra payment is for, and the landlord's name and number. Keep every receipt.

8. Write down the state of the room when you move in, with photos. That protects your deposit when you leave.

How much deposit can a landlord ask for in Benin?
